Commercial Project Manager – Building Management Systems (BMS)

About the role

We are seeking an experienced Commercial Project Manager to lead end‑to‑end delivery of Building Management Systems (BMS) projects. You will be responsible for the full commercial lifecycle, from handover through execution, delivery and final closure, ensuring contractual compliance, profitability and customer satisfaction.

Key responsibilities

• Manage projects according to contractual scope, budget and schedule, coordinating engineering, software, field and service teams.
• Oversee subcontractors and suppliers, handling execution coordination, performance monitoring and invoice approval.
• Drive procurement activities, including purchase requisitions, order tracking, deliveries and cost control.
• Monitor project budgets, control costs and achieve profitability targets.
• Prepare and submit customer invoices, follow up approvals, collections and resolve commercial issues.
• Handle project changes and additional work, pricing variations and obtain customer approvals.
• Maintain accurate commercial and contractual documentation throughout the project lifecycle.
• Represent the company in formal meetings with customers, consultants, supervision companies and other stakeholders.
• Identify risks, delays and obstacles early and lead corrective actions.
• Manage project handover and ensure full commercial closure.

Required profile

• Proven experience managing electromechanical, control or low‑voltage systems projects, preferably BMS.
• Strong commercial management background, including budgets, procurement, billing and subcontractor coordination.
• Ability to read and interpret contracts, technical specifications, Bills of Quantities and technical drawings.
• Excellent communication, negotiation and presentation skills with customers and project teams.

Required skills

• Advanced Excel proficiency.
• Experience with ERP and/or project management software.
• Capability to analyse contracts, specifications and BOQs.
• Knowledge of electromechanical and BMS technologies.
